The undeveloped land north of the Convention Center on South Padre is an excellent opportunity to buy South Padre acreage at a reasonable price. In the past, this land was rarely traded. However, as the lots in the Town of South Padre vanish, and after the announcement of a second causeway, there has been great interest in other land options.
The property we refer to as North Island is beyond the Convention Center beginning at Beach Access 6. It is divided into 82 tracts. These tracts are all 350 feet wide and run from beach to bay. However, they can be subdivided into parcels larger than 10 acres so we occasionally see 1/2 or 1/4 tracts on the market. Beyond the 82 tracts, the land is divided into 7 large parcels. They range from 1,000 to over 4,000 acres. After Parcel 7, the land is predominantly held in conservation.
The land there is fundamentally the same as the current SPI community. Some bayside areas are classified as wetlands or have washes. Much of the land is fully developable. In fact, the island widens from 1/2 mile in the current town to 4-5 miles in the parcels.
Tracts 1 through 39 are on the current road. Beyond tract 40, the land is in the Coastal Barriers Resource Act. This is the Federal government's effort to discourage development in environmentally sensitive areas. However, it has done little to slow growth in other coastal areas. The act's primary effect is to limit funds available for infrastructure. No federal or state funds can be used to construct roads, and FEMA flood insurance is not available. Private flood insurance will have to be purchased.
As a result, land costs are substantially lower in regions under the Coastal Barrier Resource Act. This may more than make up for the additional expenses associated with the act.
