We believe that both client and agent should have an understanding of the commitment of their mutual relationship and the services being offered by SPI Coastal Properties in every transaction. Each of our agents makes a service commitment to their clients which we hold as an example of our exemplary service and high standards.

Listing Services - When we take a listing, we make sure the client has a true picture of his or her property value. This is supported by a Comparative Market Analysis and our knowledge of market trends and developments. It is important that potential sellers give us an outline of their goals and needs. Our agents will assemble a customer specific marketing strategy and timeline from those goals.

Our typical marketing includes a page on our website, a listing on Realtor.com®, posting on Loopnet.com® , posting on Trulia.com, posting on Seniors Connected, and print advertising in the Island Breeze Real Estate Weekly, the Port Isabel Press, and The Real Estate Source. If possible, we conduct an agent property tour and hold a publicly advertised open house. Yard signs and flyers are placed on any property that allows it.  We wil make sure your listing receives the photographic services, design consideration, and description that will make it shine.

Buyer's Representation - We make a committment to our clients' needs and wants and place their interests above our own. That is the only ethical and appropriate way to honor the trust placed in us by our buyers. Our agents will make the time to educate, show, and consult with a buyer until they have a thorough understanding of the marketplace and their property choices. Then our agents work to write the most favorable and fair contract for our buyers and act as skilled negotiators on their behalf.

Once a contract is accepted, it is our job to make sure all paperwork, documentation, and procedures are followed. The process of bringing a contract to closing is often challenging. Our agents work with a dedicated support staff to ensure all steps are followed. When the sale is complete, we still consider our clients to be valued guests in our office. Feel free to call for assistance or information long after our transaction is completed. We remain your friends on the island.

Developer Representation - SPI Coastal Properties is unique because we value marketing, design, and information distribution so highly. We also strive to understand the unique needs of developers who require specific information about our area, permitting, construction, and local agencies. If we can assist you in researching a land opportunity, completing a feasibility study, or doing a market analysis, we are glad to help.

Any developer who lists a property with us will receive the benefit of our custom marketing. The expensive process of branding and marketing a new development, either large or small, will be provided for you as a part of our services.
